About the inspection and the report.
These days prospective purchasers, lawyers, lending institutions etc, seem to be predominantly concerned with Leaky home syndrome. While some properties do fall into this category, it is only a very small percentage. Age and type of construction make these fairly easily identifiable.
We are often asked if we carry out moisture testing or thermal imaging. Our answer is that we recommend contacting a specialist in that area as it is only really necessary in buildings suspected of, or identified as having weather tightness issues, and something that could be decided and implemented after the initial assessment.
Main areas of concern locally, tend to be more to do with ground movement, its effect on foundations, and the structural integrity of the many coastal dwellings erected, initially as low cost, home built Bach's, and not initially intended as full time family homes.
Apart from the above issues, a property report can be helpful in identifying immediate and future maintenance costs such as the age of the roof and its condition.
A comprehensive assessment may also highlight areas of concern where it is felt a more specialised appraisal may be prudent e.g. for plumbing, drainage and electrics.

Overall inspection of a property With a verbal report $250.00 With a summary report $350.00 With a full report $450.00 For travel over 30 kilometers, we will charge $0.90 per Kilometer. For a nominal fee we will arrange a council inspection and do a time and cost analysis on the findings in order to ascertain the financial viability of completing the exercise. |
A Summary Report is generally issued when properties are in a relatively good condition, built to a good standard, on such sites, that it is felt a briefer report sufficient. Any issues pertaining to items within a Summary report can be expanded upon on request. Pricing is based on standard dwellings only, and may alter depending on the time spent, and or If there is a double Storey or out buildings that need to be considered. |
